Historic districts have actual rules

Dilworth was designated a local historic district in 1983, and Myers Park carries historic protections as well. These are not guidelines. Exterior work in a locally regulated district requires a Certificate of Appropriateness from the Charlotte Historic District Commission, and the standard applied is gentlest effective means. For unpainted historic brick, that generally means staying at or under 200 psi.

Most contractors quoting these neighborhoods do not know this and price the job like any other. Century-old brick and lime mortar do not survive modern pressure. Blown-out mortar joints on a historic home are not a cosmetic problem, they are a repointing bill and a permitting conversation.

Synthetic stucco is the expensive mistake

Ballantyne-era construction brought a lot of EIFS, commonly called synthetic stucco, into south Charlotte. It looks like stucco and behaves nothing like it. The finish coat is thin, and high pressure punctures it.

The damage is not the part you can see. Water that gets behind an EIFS wall assembly does not drain, and it rots the sheathing from the inside while the exterior still looks fine. By the time it surfaces, the repair is structural. These walls get low pressure and mild detergent, never anything else.

We work both sides of the state line

Fort Mill, Tega Cay, Rock Hill and Lake Wylie sit inside the Charlotte metro and get treated by a lot of Charlotte contractors as if they are somewhere else. They are fifteen to thirty minutes from south Charlotte, they are growing fast, and they are covenant-heavy.

Crossing the line is a scheduling question, not an obstacle. If your address is in York County, you are inside this territory, and you get the same crew and the same pricing as a Ballantyne address.

Gaston County has genuinely old building stock

Gastonia holds three National Register historic districts, and Belmont and Mount Holly both have older cores alongside newer development. The brick and frame construction in these areas predates anything on the Ballantyne side of the map by decades.

Older masonry, older paint, and older wood all need the same restraint that Charlotte historic districts require, whether or not a commission is enforcing it. A method calibrated for a 2010 subdivision will take paint off a 1920s frame house.
