How soon we can get there
Residential work is typically scheduled the same week you call. Commercial work runs one to two weeks out. Both can be faster depending on how full the schedule is, so it is worth asking.
What actually moves a quote
Height. A two story house needs different equipment and more setup than a ranch. Three stories more again.
Access. Steep grade, tight side yards, landscaping tight against the foundation, and locked gates all add time.
Condition. A surface on an annual schedule cleans fast. One that has gone five years needs more product and more dwell time, and some staining at that point is permanent rather than dirty.
Surface type. Vinyl, brick, Hardie, synthetic stucco and historic unpainted brick all demand different methods and different pressure. Historic districts in Dilworth and Myers Park cap unpainted brick at roughly 200 psi, which takes longer.
Red clay staining. Piedmont clay stains concrete in a way ordinary washing does not touch. It needs a separate chemical step, and it is quoted separately because not every driveway has it.
