What we clean in Concord, and why the lake isn’t the story here

Concord Mills and Charlotte Motor Speedway: regional-scale anchors nothing nearby matches
Concord’s defining feature, more than any single neighborhood or housing type, is the sheer scale of its two biggest commercial and tourism anchors. Concord Mills is a 1.3-million-square-foot outlet and entertainment mall operated by Simon Property Group, anchored by Burlington, Saks OFF 5TH, and T.J. Maxx, with AMC Concord Mills 24 in IMAX, Dave & Buster’s, SEA LIFE Charlotte-Concord, and The Speedpark rounding out the complex. Charlotte Motor Speedway hosts NASCAR’s Coca-Cola 600 and Bank of America 400, drawing crowds that dwarf anything a neighboring town sees on its busiest weekend.
Neither Kannapolis nor Harrisburg has anything close to this scale. Kannapolis has its research campus and mill-town revitalization, real but institutional and local in character. Harrisburg has almost no comparable commercial anchor at all. Concord’s commercial footprint is regional, drawing visitors from well outside Cabarrus County, and that changes what commercial exterior washing looks like here: bigger buildings, bigger parking fields, and a tourism-driven maintenance schedule tied to event calendars rather than just weekday retail hours.
Atrium Health Cabarrus adds an institutional anchor too
Beyond retail and racing, Concord is also home to Atrium Health Cabarrus, a 457-bed hospital campus that includes the Jeff Gordon Children’s Center and Batte Cancer Center. That makes it the largest hospital campus among the three Cabarrus-area towns in this research set, ahead of anything documented for Kannapolis or Harrisburg. Concord Motorsports Industrial Park and a growing I-85 logistics and flex corridor add an industrial dimension on top of retail, tourism, and healthcare.
Afton Village’s New Urbanist design and what it means for siding
Afton Village stands apart from Concord’s other neighborhoods as a deliberately designed New Urbanist community, built to read as a “new old neighborhood” with single-family homes, townhomes, and carriage houses arranged around a main-street retail strip, a village green, a YMCA, and a 60-acre city park. Built mostly from 1999 through the mid-2020s with a median build year around 2005, Afton Village homes range from about 400 to 4,000 square feet, with a median near 1,700 square feet, and townhomes running 1,700 to 1,900 square feet.
That New Urbanist design code likely calls for more traditional-looking exterior materials, brick and Hardie lap siding designed to evoke an older architectural style, to match the neighborhood’s intentional aesthetic. Whether that’s enforced down to the letter of a covenant document wasn’t confirmed in research, but the visual pattern of the neighborhood points that direction. Afton Village runs as an HOA-managed community, with an example annual fee cited around $327 for a single-family home.
Christenbury Hall and The Woodlands round out the picture
Christenbury Hall is a gated custom-estate enclave in the Poplar Tent area, part of the larger Christenbury master-planned development, running toward larger, more architecturally varied homes than Afton Village’s designed-traditional aesthetic. The Woodlands, built mostly 1994 to 1998 by Corban Homes, Niblock Homes, and Pulte, represents an earlier wave of Concord’s growth along the I-85 corridor, predating Afton Village by several years. Historic downtown Concord itself retains older residential streets near its own historic district, a smaller-scale echo of the older-construction layer found in Davidson, though without a comparably documented historic-district designation in this research pass.
What it costs in Concord

Apartment and multifamily exteriors along the I-85 corridor
Concord’s continued growth along I-85 has brought in a run of apartment complexes that need their own approach to exterior washing. The Station at Poplar Tent, Seasons at Poplar Tent, Concord Flats, The Cloisters of Concord, and Bexley Village all sit inside this corridor, and multifamily exteriors like these come with their own scheduling considerations, coordinating around occupied units, shared walkways, and parking areas that stay in active use throughout a job rather than sitting empty like a single-family driveway would.
That property type sits in between a standard house wash and a large commercial account like Concord Mills.
